The property is located in El Paso County, Colorado Springs, Colorado.The property is a four-story building located in the central business district of Colorado Springs. The construction of the property was completed in 1897. Designed by architect Barber and Hastings, the façade is brick-clad with sandstone accents and the front face spans 55 feet across. A significant feature is the eight-foot-tall curvilinear parapet that was restored and reconstructed with a central date stone was after being destroyed.. The façade has also been reconstructed after much of it was damaged in1968 after a cast concrete veneer application painted a sandstone pink was used to replace the stone detail work. Corbelling was repaired with bricks the same size and color as the original. Historically, a variety of tenants occupied all four floors, including Briggs and Wheeler Drug Store, Weber Cycle Shop, YWCA and the Academy of Fine Arts. At one point, the building was temporarily converted to apartments, but soon after reverted back to commercial uses.
The conservation easement will prohibit activities which are inconsistent with the goal of ensuring that the property will be preserved forever. Implementation of the conservation easement will ensure the protection historic values that the building contributes to the historic district.
